New sustainability regulations will have far-reaching implications for both the commercial and residential sectors, according to chartered surveyors King Sturge.
The international firm said that building regulations governing fuel and power conservation demand greater energy efficiency - underlining a need for good advice to avoid spiralling construction and refurbishment costs.
Normally, transitional arrangements for building regulations last for up to three years, but now work which has already been given the go-ahead must start before April 1 next year or comply with the new rules.
Commercial buildings will have to be 28% more energy efficient than before, while the saving for residential property is 20%.
Although a January 2006 deadline on the introduction of energy performance certificates for commercial property in the UK has slipped - mainly because there are not enough trained experts to bring properties up to required standards - similar certificates for residential property are due to be introduced next year.
This means more expense for house sellers, who will have to prove their property meets sustainable energy requirements and include a certificate in their Home Information Pack.
Jonathan Churchill, partner in charge of building and renewable energy at King Sturge in Cardiff, said, 'Property owners, occupiers and professionals cannot continue to ignore the sustainability issue, which up to now has been largely public-sector led.
