Xplair Technology Enhances Its Residential Loan Portfolio-Management Platform

San Diego-based xplair Technology LLC, a provider of portfolio-management software, hardware services and support, has made two enhancements to its illumair Management System (iMS), a Web-based residential mortgage portfolio-management platform designed to directly link financial institutions and investors with servicers and other loss-mitigation agents through secure, online access to proprietary loan and REO asset data.

The iMS platform aggregates critical asset-level characteristics that are delivered in a robust user interface with a full system of comparative analytics, risk metrics and interactive charting that also enables dialogue among all users to better meet objectives and make decisions with real-time portfolio and industry data, according to xplair.

Building on its iMS platform, xplair launched a new REO module on the iMS platform. The REO module is modeled on iMS' servicer-to-investor interface, and provides users with up-to-date REO data and the ability to task and communicate with multiple REO vendors/providers across a portfolio of REO assets. Key functions enable users to:

* View performance by user-defined breakouts using drag-and-drop technology;

* Sort assets by manager, location and other characteristics, and manipulate risk map and performance grid with drag-and-drop technology;

* Manage assets by service-level agreement goals;

* View assets and analyze trends using interactive graphing and exception-reporting features;

* Drive tasking and workflow from any view of the portfolio; and

* Incorporate third-party data for analysis.

"We are very excited about the launch of our new REO module," said Jill Parker, managing director of xplair. "Resi dential mortgage investors and other stakeholders who use iMS will now be able to view their REO assets as a single portfolio irrespective of REO vendor, and drive strategy and workflow to the individuals managing the loan or asset. …
