The sales and construction of downtown apartments, condominiums and town houses near or on the St. Johns River appears to be moving full steam ahead.

Here are some highlights:

-- At the St. Johns Center, the sale of condos will begin in January instead of November, when officials expected to startr, but they are waiting for permits from the city and the St. Johns River Water Management District. They plan a 3,500-square-foot sales center that will cost more than $200,000, said Sandy Brown, vice president of American Land Housing Group in North Miami Beach, the project developer. Brown said construction of the St. Johns Center is expected to begin in January.

The development is on the Southbank between the SouthTrust tower and the Chart House restaurant. The $150 million development will comprise two 30-story towers: The Strand, an apartment building, and the Peninsula, a condo tower and an office-retail building. -- At One Shipyard Place, construction workers have completed the foundation work at 950 E. Bay St. for the 99 condos that will be built along the St. Johns River's Northbank, west of Metropolitan Park and across the street from the city's sports complex. So far, the developer has sold 47 condos priced from $495,000 to $1.2 million, said Ham Traylor, president of TriLegacy, the developer. For more information, call 791-3047.

-- At VillaRiva, a 66-unit Riverside condo and town house development, construction workers are doing foundation work, including installing 50- and 70-foot pilings at 2358 Riverside Ave. The condos will be priced from $650,000 to $1.4 million, and the six town houses are expected to be priced in the $400,000-range, said Lee Elmore, a VillaRiva sales associate. Elmore said town house design plans will be completed in November. So far, sales officials have 22 contracts with prospective condo buyers, she said.
