An Orlando developer wants to build a 258-unit apartment complex at St. Johns Town Center, the 207-acre retail, hotel and residential development under construction at Butler Boulevard and St. Johns Bluff Road.

St. Johns Town Center LLC, the property owner, and apartment developer Wood Partners of Winter Park ask for Jacksonville Planning and Development Department review for almost 27 acres at 10435 Midtown Parkway within the center.

Wood Partners proposes to develop the Alta Sienna Apartments to include a clubhouse and leasing center, pool and five-level parking garage. England, Thims & Miller Inc. is the project engineer and agent, and Robert M. Angas & Associates is the project surveyor.

Ben Carter Properties of Atlanta and Simon Property Group of Indianapolis, who formed St. Johns Town Center LLC, are developing the 1.5 million-square foot shopping plaza on 207 acres. They intend to open the first 1.1 million square feet in March 2005.

Westside expansion

The 960-acre Westside Industrial Park wants to add almost 128 acres.

Peter Anderson, vice president of park developer Pattillo Construction Co., said Pattillo wanted to incorporate the land into its existing Development of Regional Impact and "expand our existing development rights over the land."

Anderson said the park has the rights to develop about 11 million square feet of space over the existing 960 acres. "We are just going to keep that same level of rights and spread it over" the almost 1,090 acres assembled by the addition.

Anderson said that the only change would involve switching some industrial development rights to commercial. Anderson said the park wants to build 80,000 square feet of commercial space, up from 60,000 square feet.

"We wanted a few more options to prepare for the future," Anderson said. He said about half of the 11 million square feet has been developed.

Flagler Development

Flagler Development Co. is putting plans in place to build a 59,800-square-foot office building at the Office Centre at Southpoint, an office park it bought in January 2003.

Flagler filed plans with the city Concurrency Management System Office to develop the building at 7011 A.C. Skinner Parkway. The cost was listed at $3.3 million.

Spokeswoman Rosemary Jackson said that the building is designed and going through planning and permitting "so we can respond quickly to a pre-lease or other market opportunity." She said there were no immediate plans to start construction.

Flagler paid $7.2 million for the 9.52-acre Office Centre, which is near Butler Boulevard and Interstate 95. The acquisition included a completed 59,488-square-foot building and space for a duplicate structure. …
