Monday

I arrived at the office with a cunning plan. On Saturday, I had shown a one-bedroom garden flat near Albert Bridge to a couple who liked it. They liked it but felt it was too far from the station. I knew they were under pressure to rent another flat they had seen with a rival agent, but a colleague had told me of a mansion-block flat that an investor was buying.

It sounded perfect and its owner was happy to let me show the couple round tomorrow..

Later, I met my Monday couple at the mansion-block apartment and, dodging the removal men and peering around boxes, they decided they liked it, especially the view of the park, visible if you hung out of the window. I had a 9am valuation at a splitlevel flat on Albert Bridge Road and could see the landlord had spent a fortune. There were leather sofas the size of double beds, picture frames with concealed speakers, and a funky barbecue in the kitchen.

He saved his best surprise for the garden. He had replaced a mossy London lawn with a professional putting green baize, complete with holes and flags. For post-putting stress relief, there was a hot tub

A property-developer client wanted to view a [pounds sterling]1,000-a-week mews house near Battersea Park, so I'd arranged to meet him there. All went well until he asked to see the garage. He then pointed to his sleek and rather wide Bentley. It wouldn't fit. Sadly, not being able to fit a large car in my garage has never been a problem for me, but I needed to find a solution for my developer.

I dropped flyers through every letterbox in the development, asking if anyone would rent out their space. …
