Strathmore Staff All Chip in to Help; in the Second of an Occasional Series Meeting the Developers Building the Homes of Tomorrow, Homemaker Talks to the Team at Strathmore Homes

Article excerpt

WITH more than 100 collective years' experience in design, build and sales, the directors and senior staff at Strathmore Homes think they have the answer to meet demand in a calming market.

The Consett-based company, formed in 2002, already has a string of successes under its belt, including the first Strathmore development of 96 units on the former Derwentside College site at Consett Park. Properties went on sale in October 2003 with the first release of 14 homes sold in only three hours. Land and property manager Paul Barker believes the company's success is all down to its proactive approach.

He said: "There have been quantum changes in every aspect of the business during the last 30 years, most of these unknown to the eventual homeow ners.

"Much is made of 'new-build premium' - the fact a new house costs X percent more than its 10-year-old neighbour - and it is assumed all profit goes to the builder.

"But the associated costs of building - land, materials and labour, and now health and safety - also need large expenditure in order to meet tighter regulations. They constantly drive up the cost of producing new properties, while pre-owned homes are governed only by market forces."

No one has immunity from getting their hands dirty at Strathmore when something has to be done.

Mr Barker said: "We have a JDI policy in the firm - just do it! If there is mud on the path, don't wait for a cleaner - clean it up before someone steps in it.

Just this week our sales manager and property manager spent a productive day in the garden rather than waiting until the weekend for the gardeners. Very therapeutic - and it looks lovely!"

The company prides itself on creating family homes with plenty of space.

Mr Barker said: "The homes in our portfolio offer up to 26% more space in comparison to properties built by our competitors."

And space isn't all. The company recently announced a ground-breaking new promise to customers in homemaker based on the company's continued confidence in their product and the outstanding location of their developments.

Strathmore are offering buyers a two-year guarantee that their homes will resell for no less than their original purchase price. …
