QUALIA is a one-of-a-kind executive quality home with standout internal and external features. It has been designed with contemporary Japanese and Asian influences in mind. The name Qualia was chosen to describe the sensory experience one feels through their response to an environment and surroundings.

The five-bedroom, three-bathroom house with study and several living areas is a balance of strength and serenity ... ying and yang. It also embraces the elements of Japan - stone, wood, rocks, water and the green of grass and bamboo.

Strength comes right from the lava rock tiled pillars on the gated driveway and leads to the serenity of the water feature with a footbridge across it to the main entry.

Strong, sharp architectural lines softened by ground improvements - a blend of Asian and tropical plantings to make the most of the coastal climate.

Aligned to take advantage of the northern and eastern aspects, the house benefits from the prevailing breezes and natural light. A sharp contemporary internal fit-out also reflects the casual resort lifestyle.

Built to maximise privacy and security yet take advantage of the park outlook, at the same time the house draws on the placement of the swimming pool and alfresco living area in the north east so summer breezes flow across the water and into the house. While air-conditioned throughout, the coastal breezes permeate.

An internal water feature in the entry lounge has a calming as well as cooling effect. This area has been designed as a resort-style lobby to welcome guests.

The study is to the right of entry, situated to give vision to the entry but with louvres for air and light.

Crafted on site, the house has been a couple of years in the making.

The result is about 460sq m home on the 980sq m block - one that would suit the extended family or to be used with a complete teenage retreat in mind. Imported polished vitrified tiling is in the entry lounge together with high ceilings and wide walls to hang big, bold art works on. Different rooflines have been created throughout and wide overhangs to allow the house to be opened up in any weather. …
