The Fraser Coast's rent squeeze is turning over a pretty penny for investors.

The first ever Real Estate Institute of Queensland state-wide gross rental yield report has found that houses in regional areas and townhouses in "desirable" locations are attracting the highest yields.

Urangan and Pialba topped the Fraser Coast's rental unit market with a 3.6% yield for the 2008 December quarter.

The annualised rental in those two suburbs was $10,920.

In the rental housing market Maryborough and Tinana yielded 4.4% over the same quarter.

Craignish, Eli Waters and Kawungan came up with a 4.2% yield and Burrum Heads scored 3.2%.

The annualised median rents for the suburbs respectively were $11,700, $13,260 and $13,000.

"Property is paying dividends for investors who are benefiting from increasing yields and the potential for long-term capital growth," said REIQ chairman Peter McGrath.

"With the lack of returns in fixed deposits and other investment options, real estate is continuing to provide good yields and the opportunity to benefit from capital growth over the long term. …
