At $25K, Joe Had Buy of a Lifetime Prime Riverfront Block a Family Affair for Joe

IF a fool and his money are soon parted, then it is possible that Joe Zuscak was the smartest man on the block in the 1960s.

Forty-two years ago, he bought a block at 10 Duporth Avenue for the incredible sum of $25,675 a and now it is up for sale in one of the most in-demand areas on the Coast.

There is no telling what the 2064sq m block could be worth, but with 23.2 metres of river frontage, close to the centre of Maroochydore, its potential has developers' eyes popping out.

THE location was amazing enough that Mr Zuscak spent his final years in the apartment block, telling family he would alive here until they wheeled me out in a pine boxa, even as premier high-rise developments Platinum and Riva sprung up around him.

Mr Zuscak died in December 2006, staying true to his wishes, he was taken to hospital only shortly before his death a choosing to enjoy the endless Maroochydore views as long as he could.

He was also patron of the Horton Park Golf Club and awarded Rotary's Paul Harris Fellowship.

His daughter Rita Sproxton with her brother John Zuscak have now made preparations to sell the incredible atrophya real estate, though after a generation of it being the family's heart, there were still pangs of remorse to see it on the market.

Mrs Sproxton's husband Steve said it was the end of an eraa.

"It is rather sad," Mr Sproxton said.

a(Mr Zuscak) built the premises and he was known to be very good to his tenants.

"Some came for holidays and lived here for 30 years.

"My wife and her brother John grew up on the third floor overlooking the beautiful Maroochy River."

In 40 years, it became more than just the family home a the Sproxtons were married on the front lawn of the current unit block, and three of Mr Zuscak's grandchildren also exchanged their sacred vows almost on the apartment's doorstep. …
