A REDUCED buying cycle is predicted for the South East Queensland property market in the next 12 months but not necessarily a reduction in the numbers of sales.

That's the opinion of Place Estate Agents managing director Paul Curtain (pictured right) who was in Noosa last week for the group's annual awards and conference.

Mr Curtain, who has been in the top 10% of sales nationally and a finalist for the Real Estate Institute of Queensland (REIQ) Auctioneer of the Year, expects a flattening in prices, yet with a rebound in late 2011.

"Agents need to be highly disciplined in conversations with buyers and sellers," he said.

"They will have the ability to work at the same level of business ... they will just have to work harder."

The average time on market may expand from two to three months, Mr Curtain said.

"If you are a seller, list with confidence. It will sell. But make sure you partner with an agent who will work hard on that property.

"What's going to be really important in the next period is agents to provide good price comparisons and provide tailor-made campaign which may or may not include auction. Agents need to bring 100% of the market to the property, advise the seller on the value of their home ... challenge buyers rather than just present it to the market."

Mr Curtain has the job of managing, mentoring, training and coaching the growing sales teams at each of the Place offices.

The Place brand started in 2001 with Damian Hackett and Sarah Bushell as co-directors with Mr Curtain.

Today there are 160 agents in 11 offices, two of which are on the Sunshine Coast, eight within 8km in Brisbane, and also an office in Double Bay in Sydney.

The fact that 95% of the Place staff were in Noosa for the conference was a testament to the people in the group and the quality of the conference program, Mr Curtain said.

"Noosa in winter does have something to do with it. We are a marketing-based company, so we market to all sections and market to our staff a[degrees] this is a world class spectacle in a world class location."

The past 12 months has seen four new Place agencies including Mooloolaba. …
