AT THE recent Horton Park Golf Club information night, it was disappointing that the previously preferred relocation site at Forest Glen was not discussed.

Approximately $9 million has been spent on the Forest Glen site to gain preliminary approval for a new course.

To achieve a relocation to Forest Glen and a new 39-hole course and clubhouse, council would need to provide HPGC with a better purchase price and allow more time for them to vacate Horton Park.

A more realistic price of $60 million and 24 months to vacate instead of just six.

If HPGC chose to proceed only with the construction of 18 holes and clubhouse and retain the extra 90 hectares for future expansion, the initial cost would be less.

Council needs to be reminded that earlier this year it paid $8.7 million for three hectares of land at Buderim for a park.

That equates to $2.9 million per hectare. Is it any wonder the members of HPGC, who own 53 hectares, expect more than $39 million or $736,000 per hectare?

Council also needs to be reminded the reason HPGC could not find a developer to buy their course is because of the onerous conditions imposed on any future development of the CBD, such as 10-storey height limits, $120 million in infrastructure charges to be paid up front and that 60% of the land was to remain in possession of the council for things such as parks, roads and council buildings.

It's no wonder the council finds itself in this mess and testing the patience of the State Planning Minister, Stirling Hinchliffe.
