Coast Back in Top 10 of Qld Property Hot Spots

NEW research has put the Sunshine Coast on the property hot-spot list. Three different reports by independent real estate analysts, Michael Matusik, Diana Howes and Terry Ryder, all earmark the region as an investment hotspot, naming a series of big-ticket infrastructure and development items and a surge in tourism as the catalysts for growth.

The big-ticket item is the $2 billion Sunshine Coast University Hospital, now under construction at Kawana. At the same time, the University of the Sunshine Coast at Sippy Downs continues to expand, with a $37 million engineering learning hub the latest project to be announced. Coupled with these projects are the planned Maroochy Principal Activity Centre (MPAC), the Caloundra South residential development and proposed Sunshine Coast Airport extension.

The creator of, Terry Ryder, said the combination of medical and education facilities was always powerful in driving real estate demand.

Mr Ryder placed the Sunshine Coast among his aTop 10 Queensland Hotspotsa in his May report. He said the list was a guide to buyers wanting to invest in regions with above-average growth in the medium to long-term.

aNothing generates property price growth like major new infrastructure, which generates jobs, economic activity and improved amenity for residents,a Mr Ryder wrote in his report.

Director of Matusik Property Insights, Michael Matusik said these developments were landmark catalysts or agame changersa.

aThe Sunshine Coast has been growing by around 7000 new residents each year,aa he said.

aThis growth is forecast to continue with approximately 33,000 new permanent jobs anticipated as a result of four major infrastructure projects now moving forward.aa

The Sunshine Coast University Hospital is expected to create 10,000 permanent jobs, Stocklandas new town centre at Kawana another 10,000 jobs, the Maroochydore Principal Activity Centre (8000 jobs) and the Maroochy Airport (5000 jobs). …
