Bidders Prepare for Hot Auction; Mooloolaba Property Offers Loads of Potential

Article excerpt

ANYONE would think it was nearing the Chinese New Year as there is another cracker of an auction on the horizon.

Promoted as a tradie's alert, 7 Poinciana Ave, Mooloolaba, will be offered on Thursday, November 21, at 5pm following promotion with Mitch Semple and Rob Whiting, of Century 21 on Duporth.

Although not a mortgagee auction, the three-bedroom brick original home must be sold, according to Mitch.

"The vendors are very genuine and they want to move on and so they are absolutely realistic of value," Mitch said.

Appraised to return $380 per week, this 675sqm block in a prime position has attracted more than 50 groups in the first fortnight of the campaign. Interest has come from first-home buyers, owner occupiers and investors.

Penthouse living

UNFORTUNATELY for the owners of a penthouse at Beach on Sixth, a significant change in circumstances has brought about the auction of what was to be a holiday home for the themselves and family. Marketed with Ray and Vicki Norton, of Ray White Maroochydore, 1202/61-65 Sixth Ave boasts spectacular views and the unique offering of secure car accommodation for three vehicles as well as a large store area.

This unique two-storey Maroochydore penthouse will be introduced to the market on site today at 11am with Dan Sowden as auctioneer.

Receivers say a[approximately]sell'

NOT once, not twice but going to auction for the third time, 179-185 Ocean Vista Dr must be sold.

Peter Brown, of Amber Werchon Property, knows the property well. He has marketed the executive-style home twice for the owners and this time is working for the receivers.

This auction campaign holds a different motivation as there isn't the emotional attachment of a vendor but rather the numbers on paper of the bank.

Comprising three bedrooms and three bathrooms, the Maroochy River residence sits on 1.682ha with views of the ocean, river and mountains. There are two offices, one overlooks the ocean, the other the Blackall Range.

Peter has encountered local, interstate and overseas inquiry in the lead-up to today's auction, which will get under way on site at 1pm.

Repeat business

GRANT Ormrod, of LJ Hooker Twin Waters, has an amazing repeat-business clientele. In a recent chain of events he sold four properties at Twin Waters and then sold those four vendors into new homes, again in to Twin Waters.

If that isn't enough, Grant has also sold one client four different properties in Twin Waters in a seven-year period.

Recently awarded top salesperson for income produced during April to August for LJ Hooker Queensland and Northern Territory, Grant is now marketing 6 Baker Finch Pl, Twin Waters.

The vendors downsized just a few doors down before asking Grant to sell the home they bought through him four years ago.

"Built in 2002, this exceptional residence is spacious with an Asian influence," Grant said. "From the mezzanine level you look out through floor-to-ceiling glass on to the 13th fairway. …
