East San Marco in Need of a New Developer; Company Planning to Buy Property, Build Falls Short of Funding

The long dormant East San Marco is now in need of a new developer, but there's still hope that it breaks ground by the end of the year.

The changes in the project from the original 2006 plans were approved recently by Jacksonville City Council. The approved numbers, which developers first announced late last year: 280 apartments, a 30,000-square-foot Publix and 14,000 square feet of other retail.

The full block at the corner of Atlantic Boulevard and Hendricks Avenue has long since been cleared with opening originally planned for 2009. But nothing has been built.

The building will be built around the outside of the block u retail on the first floor, apartments above that. In some spots it will be five stories high, in others six. Parking will be in the middle of the project.

But there are other changes.

When the project was revived last year, Whitehall Realty Partners was going to buy the property from Regency Centers and the St. Joe Co., its original developers. It planned to then develop the property with Regency Centers buying back the retail space. …
