What is hot right now? Homes on top of Buderim within a short distance of the village are sought after. We're also experiencing good demand for quality small acreage properties close to private schools.

We have had many examples recently where upwards of 20 to 30 groups of buyers have attended single open homes on top of Buderim.

This interest is not limited to a particular price range but the strongest competition is at the affordable end of the market, in the $400 and $500,000s.

Has your sales team had to adapt to any changes this year? The major changes for our industry this year come into effect on December 1, when the new Property Occupations Act becomes law, replacing the current Property Agents and Motor Dealers Act. This new legislation will bring about a number of substantial changes for the real estate industry including bringing Queensland in line with the other states in terms of de-regulating commission, plus a range of other changes and a simplifying of documentation.

What have you learnt post GFC? That changes in the markets bring about opportunities for people. The GFC made for an at-times difficult selling market on the Coast, but at the same time an affordable market for first-home buyers to enter and some great value buying was on offer for those who were in a position to act. It also increased our property management business substantially so it's just a case of recognising the conditions and adapting to suit. …
