Buyers Want Good Broadband, Shops and a Short Commute

ANEW report has highlighted some of the main reasons for moving house. For the second year in a row, the Housing Futures survey from Strutt and Parker has found that a lifestyle change was the biggest motivation for selling up, followed by access to shops and amenities.

A new category which featured in the survey this year was broadband connectivity, which ranks as the third highest reason for moving home.

Sam Gibson, of Strutt and Parker, says: "We are excited about this publication which is produced by our research department as a consequence of a wide market sample. "It helps us understand domestic and international demand in our market places.

"Knowing who is going to be active in the coming decade will help us guide investment decisions - for example, 36% of people said that the biggest motivator for buying a house is broadband access.

Steve Henning, operations manager at Jan Forster Estates, said: "Our coastal and Gosforth branches see a lot of families moving to be in the best school catchment areas.

"Perhaps not surprisingly our High Heaton branch see a lot of movement from NHS medical staff into the area for easy access to the nearby Freeman Hospital.

"We are also seeing increasing numbers of relocations to the coast from the South as families return to the North East, while our Gosforth branches report large numbers of empty nesters downsizing with bungalows being very popular."

And Clive Rook, of Rook Matthews Sayer, added: "The steady growth in the rental market in the past few years looks set to continue while the ambition of home ownership remains strong.

"It is interesting that lifestyle changes are reported as being the biggest driver for those intending to move in the next five years.

"This factor has been largely missing from the market since 2007 and during the recession with life change circumstances - including births, deaths, marriage, divorce and job changes - having been the main reasons for home moves. …
