Demand for Space Is Growing. and It's Bringing Jobs with It

A MIDDLESBROUGH commercial property agent says demand for Teesside office space is continuing to strengthen, following a string of disposals at Teesdale Business Park.

Three out of four recent deals struck by Dodds Brown will bring new jobs to Teesside, with the fourth company taking up space at Teesdale to provide better premises for its workers.

Stephen Brown, Dodds Brown senior partner, who has worked in commercial property on Teesside for more than 30 years, said: "The attraction of Teesside as a business base, coupled with the high quality of the accommodation at premier office locations such as Teesdale Business Park, is seeing upwards pressure on rents for Grade A office space to push up to and past PS12 per square foot.

Dodds Brown, which is the largest independent commercial property surveying practice headquartered on Teesside, acts as agent for a number of properties on Teesdale Business Park.

Johnson Matthey is relocating staff from its old premises in Billingham to a fully refurbished 16,000 sq ft office building at Progress House, Fudan Way.

Meanwhile, acting on behalf of Terrace Hill Group, Dodds Brown has also let 1,500 sq ft to Clugston Construction for a new regional office. Sanlam Private Wealth has also chosen Cedar House for its new Teesside office, also taking 1,500 sq ft on the first floor on the same terms as Clugston Construction.

And acting on behalf of the Official Receiver, Dodds Brown has sold the freehold of Robert House Westpoint Road, Teesdale, to PX Group.

Integrated infrastructure solutions business PX will use the building to accommodate its continued expansion, as it already occupies the neighbouring premises of PX House.

Stephen added: "Good quality office accommodation in Teesside continues to attract new occupiers, with three of these four deals bringing new jobs to the area in the form of two new regional offices and a business expansion, while the fourth was seeking improved premises for local staff. …
