THE gardens are in bloom, the temperatures are rising and as is always the case in spring, For Sale signs are popping up all over the region.

Spring is always touted as the best time to sell; but for those taking the plunge, where do you start?

Here are a few tips to help secure that all-important spring sale.

Do your homework

You want to get a good idea of how much your home is worth before you start looking for a real estate agent.

These days it's reasonably easy to get a range of property sale data for free. A good starting place is your Real Estate Property Guide; flick through the pages and look for homes for sale in your neighbourhood. Be honest with how your home compares in age, condition and location; these all count when coming to a sale price.

But what a house is listing for and what it actually sells for can be vastly different. Websites such as onthehouse.com.au carry a range of past sale data, alternatively you can buy reports or subscribe to sites like CoreLogic RP Data for up to date property price information.

Interview agents

It's always a good idea to speak with more than one agent.

Word-of-mouth recommendations can be the best place to start when deciding on who you want to sell your home. Alternatively, attending some open homes and speak to the agents to get a fool for their selling style.

When you have a shortlist, make appointments to speak with them.

An agent should be able to talk to you about price expectations, how they intend to market your home, what you can do to improve your homes appeal, and the method they intend to sell, either private treaty or auction.

Come to your meetings armed with plenty of questions, both about themselves and your home. A few well placed questions will assure you of their knowledge and ability, or steer you in another direction.

You could also ask the agents for the contact details of recent clients you could speak to about their experience.
