HOUSE and unit sales are continuing a steady and sustainable recovery buoyed by affordability and infrastructure development.

New data from the REIQ shows the state's tourism centres continue to perform strongly with investor activity increasing on both the Gold Coast and Sunshine Coast.

The REIQ Queensland Market Monitor shows average days on market and vendor discounting continues to drop compared to a year ago.

Rental demand remains tight for the general Sunshine Coast as well as Noosa.

The expanding health hub at Kawana underpins the growth and confidence.

Yet investment in the Maroochydore CBD continues to drive ahead as the new principal activity centre starts to unfold.

Ray White Mooloolaba agent Greg Clarke said the interest in property was first and foremost a matter of confidence.

"People are generally more relaxed," he said. "They believe in what's happening.

"We are seeing people making sales, getting a reasonable price.

"When you see people consistently paying multiple millions for properties, which we haven't seen for a while, then that says a lot.

"That's when you start to think there is courage in the market."

Mr Clarke said the lift in property started in 2013, increased last year and again this year.

He said auction clearance rates were up, days on market down and demand for land strong.

"Look at the market-place at the moment. It's not over the top.

"While buyers were trying to steal it, now they are not wanting to miss out. There has been a shift.

"Competitively priced properties are getting interest. You still have to be realistic in this market place right now."

Ray White Caloundra agent Peter Sargeant has seen many changes in a career that spans more than 30 years.

"We are going to see a big increase in the mix of people coming into the area," he said.
