A PROPOSED PS30m 20-storey block of topspec apartments looks set to become a Newcastle landmark.

The building, designed by FaulknerBrowns Architects, is being proposed for Rutherford Street, adjacent to St James' Boulevard and near to St James' Park.

The building will be home to top-specification private rental apartments. The project promoter, Stonegate Developments Limited, says the project will be funded by some of the established national and international investment bodies, which see Newcastle as a growing city of international importance worthy of significant investment.

The location of the site, at a key gateway into the city, resulted in an early decision by developers that a landmark building should be offered.

The building is expected to rise to more than 20 storeys and comprise 164 desirable residences.

The plan, which has been through the preplanning consultation process, has been adapted based on the feedback received.

The scheme will be one of the most significant housing investments in the North East.

An inward investment of at least PS30m is expected to fund the project, which will demonstrate the strength and attractiveness of the city to developers - particularly in the context of the surrounding regeneration at Science Central and St James' Boulevard.

Newcastle City Council will also receive a signifi-cant sum, via planning obligations, to support the costs associated with the future development of the city arising from the growth stimulated by this scheme.

The additional sums generated by the council tax from the new homes will contribute to the income of the council.

The building will regenerate a brownfield site in the city centre that has no purpose and delivers no economic benefit.

It also will lead to more people living in the city centre adding to Newcastle's activity and vibrancy and stimulating the local economy.

The location of the building will enhance St James' Boulevard, which city council policy has designated as a main approach into the heart of the city centre.

The proposed development will make a positive contribution to the Boulevard, in part by balancing the appearance of the vista, which has a number of significant landmark buildings to the west but fewer to the east. …
