DESPITE the digi-age offering new ways to buy and sell property, North East experts say homeowners should stick to tradition and use an estate agent.

Aside from having unrivalled knowledge about their local area, estate agents also have a database of potential buyers and can effectively market and advertise your property as well as manage and conduct viewings on your behalf.

More importantly, they are the experts when it comes to negotiating with the buyer and getting you the best possible sale price for your home.

James Angus, head of Land and New Homes at Walton Robinson explained: "When selling what is possibly your most valuable asset I feel that it is essential to be able to meet in person, not only the valuer visiting your home, but also the sales team.

"It's invaluable to have the option to drop into the estate agency to meet the team working to sell your home and to discuss the sales progress.

"As a vendor, you know that the company you have instructed to act on your behalf know both the local area and know your property so when it comes to negotiations they are able to advise you based upon a depth of local knowledge and, ultimately, achieve the highest possible selling price.

"This means you can feel confi-dent, if accompanied viewings are taking place, that the person in your home knows the property. It also means they work directly as part of the sales team rather than completing the valuation then having no further involvement in the sale.

"It comes down to personal preference but I simply cannot understand how anyone can believe that an online offering could match the service level offered by a high street agent."

Around 95% of property sales are still conducted through high street agents.

Selling a property and moving house is both complicated and stressful and estate agents often help to reduce the burden, said Caroline Pattinson, managing director of Pattinson, which has recently opened a new branch in Alnwick, Northumberland. …
