MONDAY Refreshed by a weekend in the country I begin our weekly team meeting by running through activity for the day ahead. Currency is a hot topic in our office, and I'm distracted by the latest exchange rate graph comparing the strength of the dollar against sterling. Mayfair is historically international and currency analysis is part of my preparation ahead of client meetings. With many Mayfair buyers holding their wealth in dollars, they are keen to take advantage of the 30 per cent discount the exchange rate affords.

Later I progress negotiations between a Russian vendor and a Middle Eastern buyer who is expanding his buy-to-let portfolio. The vendor is keen for a quick sale and the buyer is fortunate to secure a five per cent discount, which will allow him a yield of about four per cent. All parties are satisfied and I pass the buyer over to our lettings team, who prepare to market his property.

TUESDAY A high-profile buyer who's in London for a sports game wanders into our office while window shopping. Despite the rise of internet portals, I'm always astonished by the number of new clients who come in off Mount Street.

Mayfair is central to the high life in London and our office, being near The Connaught hotel, is in the eyeline of many rich visitors. Most are utterly charming, humble and unassuming. It is always exhilarating to enter the name of a new applicant into Google and discover that they are on a "rich list". After working towards a completion on a short-lease property this afternoon, I arrange the keys for two completions that are due on Thursday.

WEDNESDAY I phone a client who is downsizing from a five-bedroom house in Pimlico to a two-bedroom house in Sloane Square. The client hasn't moved house since 1988 and we need to explain the process. By the end of the call their confidence is restored and they're keen to push towards completion. …
