SHAUN Hammill of McGrath Estate Agents knew he was dealing with strong Melbourne interest for 76 Ilkley Rd, Eudlo.

As it turned out, the auction drew not one but two Victorian-based buyers. The situation became even more of a coincidence when it became known that the owner's reason for selling was to return to Melbourne.

"One buyer bid by phone and the other drove up and attended the auction along with a crowd of up to 40 others, including plenty of neighbours," Shaun said.

"It was the first time he had actually inspected, although his wife had walked the property earlier.

"The attraction is a flat, useable, horse property. It's quite unique to have such a parcel."

An opening bid of $700,000 kicked off the bidding and the buyer on-site, also got the nod for his winning offer of $866,000.

"For me, it was one of the more complete auctions in a number of ways and as a salesman, I found it very gratifying," Jason said.

"During the campaign I met buyers who really wanted the property but their deposit was quite limited. I explained how a bond guarantee works which they hadn't heard of before.

"They decided to go about arranging one and that allowed them to bid and they got the property."

The sellers had bought what was in 1973 nothing more than a beach shack. Over the years they did a few extensions and auction day resulted not only in a sale for $642,500 but also a few tears, happy ones at that.

So much so, that six parties put forward their best foot forward with offers to purchase in the midst of the marketing.

A successful offer of $750,000 secured the property with a minimum of competition and none of the auction day uncertainty.
