SO, you've decided to sell and you want to know how to work out what is needed to get the best outcome.

You know your home needs some sprucing up or that you need to refresh a few things but when you look around, you really don't know how to prioritise the tasks.

One thing that springs immediately to mind is to make sure the property is presented well, right from the start.

The other is having a current building and pest report on the property available for prospective buyers.

Getting a property ready for market takes time - allow yourself three to six months to get it to the best condition you can. It has to be ready right from the first open home or inspection.

There is no sense saying the globes will be replaced, the gate back on its hinges or the garden mulch in place by next week. It needs to be right ... on the day.

Having a building and pest report is not only a sign of confidence in your home for an intending buyer but something that will give you peace of mind. You will know that everything is compliant.

There is nothing worse than having an offer or a contract in place only to see the sale stumble at the final hurdle.
