Trevor Martin of Waterfront Agents took 27 Jessica Blvd into an auction campaign after the owners made the decision to downsize.

The Minyama waterfront home offers long water views down the canal as well as a sandy beach at the back door. Marketed as entry level into waterfront living, the single level home attracted good interest and it wasn't long before buyers snapped it up prior to auction.

"A young Melbourne couple wanting to relocate to be closer to family offered $925,000 and the sale was sealed," said Trevor. "They are looking forward to moving north to be closer to family."

Job complete

A LOCAL buyer has snapped up a tidy investment in 27 Birrobeen St, Meridan Plains.

Baydn Dodds of Colliers International took on the marketing of the four-bed house following a liquidation sale of another property.

"We sold the 3ha site next door and this was part of that," Baydn said. "When the liquidators required the house also sold, we stepped in to complete the job."

An opening bid of $500,000 was just the start as four buyers registered to bid for the house on 811sqm.

Families held the majority of interest but the successful buyer bought the property for $551,000 as part of a property portfolio.

Unexpected purchase

A DESIRE to see just what the three-bed house would bring, tempted an investor along to the auction of 8 Kowandi St, Wurtulla.

There were already three people ready to bid, and the investor also registered after inspecting the three-bed home for the first time.

Jason Mills of Ray White Maroochydore spoke with him the night before and could only suggest he come to the auction and see what might happen.

"He did turn up, register, bid, and actually outbid the competition," Jason said.

"All those registered had a crack, whether low, medium or high, but all were in the fours."

The gavel soon fell for $455,000.

The moral of this story is never assume when it comes to auction. An agent might think they have numerous bidders and end up with none or on the other hand, an expected no-show could just produce the right buyer and a sale under the hammer.
