LOCK, stock and three smoking barrels, 209 Brisbane Rd, Mooloolaba, hit the auction floor.

Neil Bickley and the principal of Kevin Annetts Property marketed the unique opportunity to buy a residence, business, and 420sq m of riverfront lease with 17years yet to run.

Known as Bridge Seafoods, the lunch-time crowd watched as auctioneer Justin Voss introduced the property with three registered bidders.

"It's been 29 years in the coming," the auctioneer announced of the seller's reign. "We are selling the freehold 609sqm and the 420sqm leasehold, also the business known as Bridge Seafoods.

"Offered on a walk-in, walk-out basis, this is a commercial contract not residential so GST applies. Settlement will be 60 days as 30 days falls on New Year's day and there won't be a solicitior in the country working that day.

"Not everyone is here to buy fish and chips, some are here to buy real estate."

With the formalities complete and a call for a start, $800,000 was offered and a bidding war between two parties ensued.

Pausing at $1.2 m, the quick discussion with the seller bought the news that Bridge Seafoods was changing hands. The property was on the market and selling.

A slight increase bought the fall of the hammer for $1.26m to a local. A retired fisherman and builder by trade, the new owner will give the property a facelift, put in a couple of chefs and so will begin a whole new lease on life for the iconic property.

Open and closed

HAIDEN Roeger anticipated competitive bidding for 2 Flame Tree Ave, Sippy Downs, and she was spot on the money.

Following a start of $400,000, the bidding continued in rises of $20,000. Faced with a pause at $527,000, Ray White Sippy Downs' principal and auctioneer Michael Stack went into negotiations with the seller and highest bidder.

"We soon reached agreement with both parties and the property sold under the hammer for $540,000," Haiden reported.

"The successful buyer was also the opening bidder. With employment nearby, the she appreciated the position as well as the block size. A nice outdoor area and open floor plan secured the deal."
