MANY investors decide to self-manage their rental properties without realising how stressful and time consuming it can be. Property management requires expertise across a whole range or areas ranging from finance and accounting to conflict management, and when you take into account that a property will also often be an investor's greatest asset, it makes sense to leave the job to an expert, says Jay Gibson, Property Investment Manager at LJ Hooker Lismore.

Jay says he often sees landlords who are good at managing one or two aspects of the property, but a professional property manager is trained across the whole spectrum of property management.

"We have the latest technology at our fingertips, such as accounting software and tenant databases, as well as training in areas such as legislation, conflict management and how to manage people effectively."

Investment property owners are also often working full time and are time poor, which can make a property manager's services invaluable. …
