Finishing Touches Being Done to First Gran Park Building

Gran Central Corp. and The St. Joe Co. intend to complete the first Gran Park at Deerwood North building by Aug. 1 and start construction on a second structure early next year.

Gran Central and Advantis, a St. Joe company that provides real estate services, reported last week that Arizona Chemical Co. will move into the first building by year-end.

Arizona said in May that it would move its worldwide headquarters from Panama City to Jacksonville, and has leased 50,000 square feet for 10 years at Gran Park.

The first building is a 138,900-square-foot, five-story structure, and Arizona Chemical will take the top two floors.

Gran Park at Deerwood North sits on 35 acres in Deerwood Park North, at northeast Butler and Southside boulevards, and is designed as a four-phase, 513,000-square-foot project.

The second building is designed at four floors and 110,000 square feet.

(Gran Central also has Gran Park at Deerwood, a completed office park within the southeast portion of Deerwood Park.)

Arizona Chemical Vice President Larry Stowell said in a statement that the Gran Park move "is a significant step in our company's merger process with Union Camp and the relocation of Arizona Chemical's global headquarters to Jacksonville."

Arizona Chemical is a subsidiary of International Paper Co., which bought Union Camp Corp. and is merging that company's Jacksonville-based Chemical Products Division into Arizona Chemical.

Broker A.C. "Chip" Skinner, president of Skinner Bros. Realty represented Arizona and also will be working to sublease Union Camp's almost 25,000 square feet of space in The Concourse, near Southpoint at Butler Boulevard and Interstate 95.

Arizona Chemical operates nine manufacturing plants in the United States and seven in Europe, and its 2,000 employees include the 150 targeted for the Jacksonville headquarters. It is a global supplier of pine chemicals to the adhesives, inks and coatings market.

Gran Central is a subsidiary of Florida East Coast Industries Inc., which is 54 percent owned by The St. Joe Co. St. Joe develops and manages Gran Central's commercial and industrial properties, and Advantis handles the leasing and property management. …
