ELDERS Grafton have celebrated a record-breaking 2018, with the team selling more than 200 properties with a total of $60.9m over the last 12 months.

In 2018 their sales team sold a total of 142 houses, 8 apartments and 58 blocks of land or rural properties with 158 sales by private treaty and 50 by auction. The highest recorded sale price was $1.765m for a rural property in 93 Gorge Road, Lilydale NSW 2460 which sold by auction on February 21, 2018, and was on the market for 62 days.

Elders Grafton general manager Kylie Pearson said the psychology of the team has helped push them from strength to strength.

"Anyone can sell a home in a hot market, but it's a downward market that sorts the professionals from the amateurs," she said. "Turning up every day with a killer attitude is imperative and to hold a strong mindset through the changes of the market is a skill set in itself."

Ms Pearson said the Elders franchise, now operating in Grafton for 11 years, was another key.

"Buyers recognise our brand and turn up when they get to town," she said. "They are also extremely impressed by the quality of training and support supplied by Elders. It's not uncommon for our agents to be complimented or even thanked with gifts for their above and beyond efforts."

Licensee Dave Dart said that too many agents over-complicated the process.

"We are hired to negotiate you the highest possible sale price, in a favourable timeframe," he said.

Mr Dart is one of the team's longest standing agents and clearly has the trust of the community with a 96 per cent referral-based business.

"If we don't negotiate a sale price that our seller is happy to accept, then a sale isn't facilitated," he said. "I genuinely believe we sell more because we negotiate more. …
