A STONE'S throw to the surf and sand, residents of Bokarina now find themselves the centre of attention.

The upmarket beachside suburb has been aptly named. Meaning "middle", it was named by Kawana Estates, developers of the area. Yet during the early 1970s it was also known as Shang-ri-la.

Halfway between Mooloolaba and Caloundra, it is handy to everything - from regional shopping to sporting facilities, schools and medical services with the new Sunshine Coast University Hospital in neighbouring Birtinya.

Most homes are within one kilometre of the coastline.

It's a very residential area - brick and tile homes dominate - and has an exclusive strip of grand-looking homes along the beachfront.

Now that Birtinya is being transformed with the $5 billion Oceanside development that includes a town centre, health hub and residential precincts, Bokarina is undergoing significant change as well.

The median house price at October 2018 according to CoreLogic was $677,500, up from the $485,000 in January 2014.

There was a sharp rise in prices in 2017, in line with the massive development taking place at Birtinya, and the all-time high was $783,000 in July of that year.

Unit prices were $640,000 in October and land $890,000 in August.

Since the new subdivisions sold out at that time there have not been enough sales to create a new median price.

Stockland's Bokarina Beach residential community is taking shape on what was regarded as the missing link - a significant holding of vacant land between the established areas of Bokarina and

Wurtulla.

Bokarina Beach is a premium beachfront residential, retail and tourism hub, and will continue to be a bustling centre of activity this year with the first residents expected to move in.

This year will also see the opening of the lake connection from the new community to Lake Kawana, including a pedestrian underpass and cycle path connecting to Birtinya Town Centre and the Sunshine Coast Health Precinct.

Building is set to begin shortly on the first houses at Bokarina Beach, while the landscaping around the new lake, including a pebble beach, will be completed soon. …
