AN empty warehouse at trendy business hub Hoults Yard has moved a step closer to being transformed into a microbrewery and taproom.

The Pip Stop is the retail division of the Lanchester Group of businesses, based in Annfield Plain, County Durham, which includes wine packaging company Greencroft Bottling, Lanchester Wine Cellars and Lanchester Gifts, among others For the last 18 months the Pip Stop, owned by Ben Cleary, has been searching for a site for a new venture - a craft beer brewing business to add to the parent company's already successful wine business.

Now the firm is set to convert a vacant warehouse at Byker business collective Hoults Yard into Full Circle Brew Co, a brewery and tap room which will also serve up pizza to visitors on the chosen days it opens to the public.

As well as creating new jobs and a perfect base for the brewing enterprise, the plans also breathe new life into an empty unit which has barely been used in four years, and has only been used as a storage base for a sixmonth spell by a local law firm in that time.

With a premises licence already in place, The Pip Stop, through its parent company Lanchester Wines, needs to secure permission to change the use of the building at 167 Walker Road, from offices and warehouse to brewery with tap room and shop.

Planning documents submitted to the council by Padgett White Architects on behalf of the applicant show that the warehouse floor plan is splitlevel, which could be awkward for other tenants, the document says, but that layout is ideal for Full Circle Brew Co's needs.

The documents also reveal that Full Circle Brew Co could have been located in Durham or at Benfield Business Park, but those plans were ruled out for a number of factors, including high set-up costs and inadequate parking facilities. …
