A historic site in Doctors Inlet once occupied by a brick manufacturing plant is destined to join a long list of residential developments in Clay County.

The Clay County Planning Commission gave its approval Tuesday night to a proposed 133-home subdivision at Brickyard Road and College Drive, where the Gamble and Stockton Co. owned a brick plant in the early 1900s.

The proposed 35-acre Northglen subdivision occupies a portion of the old plant property, where thousands of bricks were manufactured to build homes in Clay County and in newly developing Jacksonville neighborhoods of Riverside and Avondale following the Great Fire of 1901, which destroyed most of Jacksonville's downtown business district and adjacent Springfield neighborhood.

The property was rezoned a few years ago for subdivision development, but the original owner later sold the land to another development company, said Linda Jackson, county zoning director.

The new owner, Fortress-Florida Inc., is requesting a Planned Unit Development zoning designation to allow construction of more densely compacted homes than the planned unit development zoning code presently allows.

"They want to put bigger homes on those lots and have 5-foot setbacks," Jackson said. "The lowest setback we have without a PUD is 7 1/2 feet."

In other words, instead of a minimum distance of 15 feet between outer walls, two houses could be built within 10 feet of each other under the proposed zoning.

Even though the houses would be closer together than the original subdivision plat permits, they'll be larger and the size of the lots will be smaller, which means the new homeowners would have less yard to maintain.

"They'll sell them," Jackson said.
