Ask real estate professionals what the ideal office would look like and a person might get a dozen suggestions, but some trends are beginning to emerge, some Oklahoma City real estate experts said this week.

A panel of real estate professionals invited by the Commercial Real Estate Council of Oklahoma City to the group's annual conference said tenants are trending away from large high-rises in favor of smaller buildings.

Tenants also want fewer cubicles and more flexibility in using office space.

"Tenants want one- to three-story buildings with more open space," said Craig Tucker, managing broker for Price Edwards.

Tucker also said tenants are showing less need for larger spaces, as technology reduces the need for large offices.

In some cases, employees who travel frequently on business trips and who use portable computers are sharing desk space with other employees, something Tucker called "hotelling."

Clay Kimker, director of administration for Devon Energy and a panelist at the CREC meeting, said he sees corporate tenants moving to more open floor plans for offices.

Kimker held up a dollar bill and said the rectangular shape is much like he would like to see office buildings.

Kimker said employees want offices with windows around the outer wall of a rectangular building, with shared office support like copiers and facsimiles near the center of the building.

Kimker also said employees are looking for more amenities, including on-site eating and exercise facilities at the workplace.

"It's a very small price to pay (for such amenities) for the marketing value you get from it," he said.
