Financial, Legal Problems Keep Goldsby Hotel Closed

The bed pillows have been fluffed, the crisp white hotel towels neatly rolled, but not one guest has checked into the Sleep Inn and Suites off Highway 9 in Goldsby since it was completed about two years ago.

Rumors abound that the vacant hotel next door to Riverwind Casino is structurally unsound and has been slowly sinking into the ground. However, local officials and a court-appointed receiver for the unopened Sleep Inn and Suites said the hotel has just been mired in legal problems and debt.

The previous owner of the Sleep Inn and Suites, Oklahoma City- based Majesty Hospitality LLC, lost the hotel to foreclosure after defaulting on a roughly $4.3 million first mortgage on the property, said Mike Deeba, a court-appointed receiver who has been in control of the hotel since April.

First American Bank began foreclosure proceedings on the Sleep Inn and Suites in McClain County District Court in January, according to court records.

"There have been no structural problems or sinking problems that have come to my attention and yes, I have heard the rumors," Deeba said. "I don't know how they got started."

There are anywhere from $150,000 to $200,000 in liens from a contractor and subcontractors on the property, Deeba said.

Deeba said he is working on clearing the liens on the property and has been preparing the hotel to sell. He has not opened the Sleep Inns and Suites himself because he was appointed by the court specifically to sell the property, he said.

"If I knew why the hotel never opened I would tell you, but I don't," Deeba said.

Alex Patel, listed in court documents as manager for Majesty Hospitality LLC, could not be reached for comment. Patel did not respond to e-mail and phone requests for an interview.
