Commentary: Big Deals Return to Oklahoma City Market

In my Journal Record column last Friday, I talked about the lack of commercial real estate transactions experienced during the first quarter of 2011 in Oklahoma City. Even though market conditions are improving, transaction activity nose-dived during the first three months of the year. This slowdown, however, seemed to be an anomaly and more the result of seasonal trends as activity will pick up pace beginning in the second quarter.

We are just a little over two weeks into the second quarter and it is safe to say that Oklahoma City commercial transaction activity has picked up significant pace. Over the past couple of weeks, the market has experienced three big deals that are so large that they will no doubt be three of the largest transactions of 2011. Here is a quick overview of these transactions:

Florida-based In-Rel Properties Inc. bought the 50 Penn Place office and retail center at 1900 Northwest Expressway for $25.7 million from Rainier Capital. …
