Developer Presents Proposal to Build 51 Houses

The St. Louis County Planning Commission recently heard a proposal from Premier Development Corp. to build 51 single-family houses on 17 acres in west St. Louis County.

The tract, which currently is zoned for low-density residential use, is bordered by Summit Road to the north, Bowles Avenue to the west and Hawkins Road to the east.

John King, the attorney representing Premier at a recent public hearing on the matter, said that lot sizes would measure a minimum of 7,500 square feet, home sizes would range between 1,800 square feet and 2,800 square feet, and houses would cost between $145,000 and $180,000.

Nearby resident Mike Novak said he was concerned that existing water drainage problems in the area would be worsened by the introduction of more houses. He said that more than 100 houses, three churches and a shopping center in the area were flooded last summer.

Novak's brother, Kent, who also lives nearby, said that he was worried the proposed development would harm the value of his house, "I don't live in Ladue, I live in Fenton - but it's my house, and it's all I have, and I'm very proud of it," he told commission members. …
