$12 Million Brookhaven Village Nearly Ready for Occupancy

Brookhaven Village, a $12 million shopping center now under construction in Norman, will be ready for tenant occupancy within 30 days and is already 55 percent pre-leased, said Bob Samis, vice president of R.E. Haydel Co. Inc., a partner in the development.

The 160,000-square-foot retail center is located at S. 36th St. and Robinson Ave. in the Brookhaven residential development, a project of Don Cies Real Estate Inc. of Norman.

Samis said Brookhaven Village is a fashion center to be primarily comprised of about 40 specialty shops and clothing stores. A Commonwealth six screen theater and an athletic club will be anchor tenants.

Samis said he expects to sign leases with two more restaurants and lease approximately 3,000 square feet of professional office space. Two tenants will occupy 5,000 square feet of the total 20,000 square feet of office space and the athletic club will use 12,000 square feet, he said.

Tenants who have signed lease agreements include St. John's, a ladies' clothing store; Kidoodles, a children's toy store; Cookie Castle; Additions, a kitchen accessory and gift shop; Princess Rose Cleaners; Giovanni's, a youth orient Italian hair design salon; Brookhaven Salon, for skin care, hair care and tanning; and Mazzio's Pizza.

Samis is currently negotiating an agreement with a restaurant and expects to make the announcement next week.

The leasing agents are also negotiating with jewlery stores and men's clothing outlets.

Samis said sales at the center should exceed $30 million in the first year of operation, based on the type of stores to locate in the center and the clientele in surrounding residential area.

Samis said, according to market research study conducted prior to development, the average income per family in the Brookhaven area is $28,000, while the average for Norman is $19,000.

Within a three mile radius of the center, there are 14,356 households, of which 2,400 households were added since 1980, Samis said. …
