They knew what they wanted in a house was a tall order. Charu Agarwal and Pranay Jain wanted to live in Rutherford and, with one young child and a second on the way, this married couple didn't want to renovate, although much of the Bergen County community consists of older homes.

Limiting their choices even more was where they hoped to live in Rutherford -- within walking distance of the train station, so Agarwal could have an easy commute to New York City. Having to take a car to the train station was a step she hoped to avoid altogether. "I wanted to eliminate that hassle," said Agarwal, a business analyst.

As the lease was coming up for renewal on their Jersey City high- rise rental of five years, the couple decided to give Rutherford their best shot, and rent there while shopping for a house, which often involved looking at five to six homes per weekend. By renting in Rutherford, they would really get to know the community, the couple explained.

"We wanted to be sure before we bought a house," said Agarwal. "It was much easier being in Rutherford. It was a faster process."

Becoming familiar with the community also built up their confidence in the local schools and the day-care opportunities, said Agarwal and Jain, both 32 years old.

Their sales agent, Ellen Weiner of Weichert, Realtors in Clifton, said renting in the community one might purchase doesn't work for everyone, but that in the couple's situation, they had already made an offer on a house that was knocked out by a lower appraisal and the homeowner's unwillingness to budge on price.

With the couple's lease up in Jersey City, Weiner worked to locate them a rental "so they could take their time and find the right home."

She cautioned, however, that the couple's approach isn't for everyone. She said that when clients are starting a search, their agent, after listening to all their needs and wishes, should find out as much as possible about the town and present all the information to them. …
