Commercial sales include lots of land

Manatee County's biggest commercial and raw-land deals in September:

1 475 acres in Lakewood Ranch. Country Club East Investors LLC, a Lakewood Ranch company managed by Rex Jensen, sold about 475 acres to SLV II CCE Venture LP, a partnership between the developers of Lakewood Ranch and a subsidiary of Starwood Land Ventures, for $23.4 million. "SLV has been headquartered here for years and is familiar with SMR's ideals and Lakewood Ranch as a community," said Rex Jensen, who also is Schroeder Manatee Ranch Inc's president and CEO.

2 The Hidden Lakes Living memory care facility in Bradenton. A Tampa-based company, 1200 54th Avenue LLC, bought the 78-bed facility for $11 million and took out a $17.8 million mortgage with Keybank National Association to finance the deal. The seller -- Lakes Living LLC, managed by St. Petersburg attorney Marc Bouldin, received a permit from Manatee County this year to build the facility on 13.8 acres of vacant commercial land.

3 275 acres of orchard land in Myakka City. Little Manatee Citrus LLC made a gross profit of $600,000 after flipping orchard groves in East Manatee that the company had acquired three months earlier. The Tampa firm, managed by Glenn and Patricia Emerson, sold the farmland at 28100 45th Ave E. in Myakka City to an Ohio company for $4.4 million. Little Manatee Citrus LLC paid $3.8 million for the land in June.

4 Bradenton Prep Academy's former campus. A Bradenton company bought the closed private school in the Cortez neighborhood for $3.6 million. Developed in 2000, the campus includes more than 30 classrooms, two science labs, a music room, fitness room, administrative center and faculty lounge totaling 42,504 square feet. Clairebear Properties LLC, a Bradenton company managed by Jason E. and Claire L. Speir, bought the site from GTE Federal Credit Union, which took the school in July 2010 after the previous owners lost a $1. …
