Zoning Change Proposed along 301 | Land Now Slated for Offices Would Become Mixed-Use

PARRISH -- Property along U.S. 301 in Parrish that is now designated for future offices may instead be zoned for a development that could include restaurants and apartments.

On Thursday, the Manatee County Planning Commission recommended revising the county's comprehensive land use plan and map to allow a combination of mixed-use and residential zoning on 19.4 acres on the south side of U.S. 301 and west of Oxford Road. The property is currently zoned strictly for offices.

The County Commission will have the final say about the comp plan changes on Feb. 4.

If the revisions are approved, the applicant, 301 Oxford LLP (a business registered to former State Sen. John McKay), must still ask for the rezoning.

"We really feel this is an infill property," Rachel Layton of ZNS Engineering, representing 301 Oxford, said of the site that is the vicinity of subdivisions and mobile home parks. …
