Sansone Plans $45 Million Investment on the Hill

A developer is proposing a $45 million plan to replace a vacant factory complex in St. Louis' Hill neighborhood with apartments, senior housing and single-family homes.

Whether the plan becomes reality depends on whether the developer, Sansone Group, can reach agreement with Hill leaders on the height of the project's apartment building.

Sansone initially proposed a six-story structure but neighborhood leaders prefer nothing built higher than three floors, company principals said Friday. Sansone Group has under contract the 11- acre site formerly occupied by American Stove Co. and other manufacturers.

Sansone officials presented their plan Thursday night in the cafeteria of St. Ambrose School. They said Friday the meeting was cordial but that the Hill 2000 neighborhood group opposes it, for now, adhering to its preference of a three-story limit on new construction. …
