CARLSTADT -- The warehousing industry in the borough is ready for a comeback as investors tour sites. But the overseeing New Jersey Sports and Exposition Authority is holding up the process of redevelopment, the agency's former executive director says.

But the NJSEA said Robert Ceberio's assessment is incorrect, and it's looking into Carlstadt's proposals, having handling a steady stream of other development applications.

Ceberio has been aggressively marketing Carlstadt warehousing space since being contracted by the borough last year to provide strategic economic development marketing services. He was retained for $2,850 a month.

"We continue to provide tours of the warehouse areas, especially in the areas off of Paterson Plank Road. In last month's report, we indicated we had several investment bankers looking at sites. They have called us back and expressed an interest in several sites," Ceberio said. "A redevelopment designation would bring developers to build warehousing and distribution areas."

But the NJSEA, which oversees development in the Meadowlands, is short-staffed and not ready to designate key areas as in need of redevelopment, Ceberio said.

In a Carlstadt Economic Development Report in July, Ceberio details the NJSEA/Redevelopment designation and background on Carlstadt's history of trying to re-brand its industrial area. He said the process began last year, and the borough and the staff at the NJSEA met once. Former Mayor Will Roseman wrote last year to the NJSEA asking that six sets of blocks-lots be earmarked for redevelopment.

"The borough of Carlstadt is facing a dilemma with the age and types of warehousing and light industrial uses under the jurisdiction of the NJSEA," Roseman wrote on Nov. 5. He listed problems with obsolete building designs, substandard roadways and aged, malfunctioning sewer and drainage systems. …
