NOTICE OF SALE OF PROPERTY PURSUANT TO CONFIRMED SECOND AMENDED PLAN OF REORGANIZATION Case No. 88-00259-LN (Chapter 11)

In the United States Bankruptcy Court for the Western District of Oklahoma.

In re: Fourteen Pace Plaza, Ltd., a Colorado limited partnership, Debtor.

Pursuant to the Second Amended Plan of Reorganization confirmed by the Order of this Court on August 16th, 1988, United Realty Limited Partnership, an Oklahoma limited partnership, successor in interest to Fourteen Pace Plaza, Ltd., a Colorado limited partnership and debtor in possession in these proceedings, will offer to sell and sell to the highest bidder for cash or, as provided in that confirmed Second Amended Plan of Reorganization, to Banc Iowa Savings Bank by way of credit to its Allowed Claims which total $905,514.22, the following described real property and improvements, including fixtures, described as:

Lots Three (3) and Four (4), Block Three (3), SMITH`S GROVE, according to the plat recorded in Plat Book No. 1, Page 189-L, County of Boulder, Colorado,

also known as the Rayback Building, 1720 14th Street, Boulder, Colorado. The property offered will be sold free and clear of all liens and claims of whatever kind and nature except ad valorem tax liens in favor of the County of Boulder, Colorado, for 1988 to which the purchaser will take in full. Existing tenancies will pass with the property.

The sale will be held at the offices of Carson, Pierce, Mueller & Huffman, 202 Coppertree Centre, 3727 N.W. 63rd Street, Oklahoma City, Oklahoma, at 10:00 a.m. on Tuesday, September 13th, 1988. Banc Iowa Savings Bank intends to bid on the property and utilize as purchase price credit against its Allowed Claims but not in excess of $905,514. …
