FROM: First Federal Savings Bank of Oklahoma, P.O. Box 888, Claremore, Oklahoma 74018.

This Notice is to inform you that the Promissory Note and Mortgage which you executed to First Capital Mortgage Corporation ("Mortgagee"), dated the 29th day of December, 1988, are in default for the reason that the monthly payments of Two hundred Seventyseven Dollars ($277.00) scheduled for 10/1/89, 11/1/89, 12/1/89, 1/1/90, 2/1/90, and 3/1/90 have not been paid. Becafuse of your failure to pay these sums, First Federal Savings Bank of Oklahoma, owner and holder of said note and mortgage has decided to use the Power of Sale as set forth in Title 46 O.S. Section 45 and will sell the property described as follows:

The East Half (E/2) of Lot Seventeen (17), in Block Seventeen (17), in ZURLINE PARK, an Addition to Oklahoma City, Oklahoma County, Oklahoma, according to the recorded plat thereof.

The street address of the property is 2525 St. Claire Avenue, Oklahoma City, Oklahoma 73108. This sale will take place on the 23rd day of April, 1990 at 10:00 a.m. at 1012 N.W. Grand Boulevard, Suite A, Oklahoma City, Oklahoma 73118.

Be advised that you do have a right to redeem this property from foreclosure by paying all principal, interest and other sums secured by the Mortgage prior to the execution and delivery of a Deed to your property to the purchaser which will occur immediately after the sale of your property or within a few days after said sale. As of the date of this Notice of Sale the total amount of money that is owed on your Note and Mortgage is Twenty-five Thousand Nine Hundred Eighty-seven Dollars and 50 cents ($25,987.50) which is Twentyfour Thousand Six Hundred Twenty-two Dollars and 98 cents ($24,622.98) as principal, and One thousand Three Hundred Sixty-four Dollars and 52 cents ($1,364.52) as interest through March 12, 1990. Be advised that between the date of this Notice and the date of sale there will be accrued interest so that each day the amount of money necessary to completely redeem your Mortgage and prevent the sale of this property will increase. This daily interest charge is $7.18
