RAY White Caloundra received up to seven registrations for each property taken to auction at their November 7 in-rooms at The Events Centre.

"Numbers of genuine buyers registering to bid were at the highest I've seen since 2007," co-principal Tom Garland said after selling all five of his lots under the hammer.

"Whilst quality of stock was certainly helpful, confidence in the market place and low interest rates added to the genuine interest."

Alan Gray and Len Greedy met with 65 inquiries during the mortagee-in-possession campaign for 17 Bulbock St, Caloundra.

Made up of three tenancies on one title, the 438sq m commercial property benefited from main-street frontage and rear-lane access.

"There has been a revitalisation of interest in Bulcock St," Alan said. "The combination of location and the fact that it was anticipated to offer entry-level buying into the main street attracted seven registered bidders before the hammer fell for $480,000 to Gold Coast-based buyers.

Strong bidding

IN THE past three weeks, Henzells Mooloolaba has sold more than $4.3 million worth of property under the hammer.

"In Smith St Mooloolaba alone, we have sold more than $3.3 million," partner Kevin Annetts said.

October 26 saw the spectacular auctions of 46 Smith St, a house on 728sq m, and The Block Mooloolaba style, a complex of six units on 642sq m. Last Saturday Grant Cheatham welcomed 82 people to 36 Smith St. The four-bedroom house on 728sq m, with potential for development, attracted 18 registered bidders, two who had just inspected.

The opening bid of $600,000 blew 16 potential buyers straight out of the water, which just left the two fresh interests. A two-horse race ensued until the gavel fell for $671,000 to a local buyer.

"We are seeing so much confidence from buyers that they are prepared to bid and bid strong to secure the right property," Kevin said.

Blue-chip property

IN THE midst of a renovation, 68 Grandview Ln, Coolum Beach, had to be sold.

Karine Wright, of Amber Werchon Property, was enlisted to do the job and, by the size of the crowd on auction day, Karine had done her job well. Several potential buyers were registered to bid and bid they did. Without buyers ready to bid, the gavel can't fall.

"It doesn't get much better than this," Gordon Macdonald said as he introduced the renovate-or-rebuild opportunity on 635sq m of blue-chip real estate.

"Just think about how good it is and then consider how good it could be."

With an open of $200,000 from the floor, bidding was under way and competitive with a jump of $100,000 and then another.

$400,000, 420, 460, 480, 5, 520. At $590,000 a $5000 increase was rejected.

"No, the offer needs to be $600,000 and nothing less," Gordon said.

The increments dropped to twos and then ones until the hammer fell for $620,000 to Brisbane-based buyers who absolutely loved the property. Inspecting at the first open home they returned time and again for each open home.

They are thrilled with their purchase.
