THE rain had cleared and the sun shone. In fact, Amber Werchon's auction of 82 Buderim Ave, Alexandra Headland, put auctioneer Justin Voss to the test as he stood front and centre with the stunning view behind him and the scorching sun above.

Held on the terrace overlooking the beaches north from Alexandra Headland to Noosa Heads seven registered bidders joined more than 80 onlookers as this parcel with DA approval in place for two blocks of 1570sqm and 1200sqm was put to the market.

"I'm excited," Justin announced in true showman style. "I can not think of the last time we had a property such as this for sale. Can I remind you that when the bidding gets hard, remember time.

"Where do you want to spend your time?"

Welcoming in the opening bidder with a start of $1,250,000 Justin knew it was going to be a long day in the sun. With rises of $50,000 shared among three active bidders the property was passed in on a vendor's bid of $1.7million. Amber is continuing to work with a number of parties towards agreement.

Straight into action

FOLLOWING two weeks in the US, Grant Smith, of Century 21 Buderim, had been in the country for less than 24 hours and he was calling the auction of 8 Lapoinya Cres, Warana. Marketed with Jacqui Mullins and Lincoln Westerman in Grant's absence, there was no doubt the promotion had attracted serious interest. More than 130 people attended with 11 parties registering to bid. Following a bold start of $650,000, fierce bidding in $10,000 rises quickly exceeded the $740,000 reserve. Bids of $5000 continued until the hammer fell to Sydney buyers for $800,000.

Battle for Seashore

UNDER instructions from the receivers to avoid any vendor bids, auctioneer Michael Hughes accepted a start of $390,000 for 16 Seashore St, Marcoola, following promotion with Geoff Grover, of Coolum Beach Realty. With about 40 in attendance, six potential buyers registered to bid for the house and studio in the Town of Seaside.

A lengthy performance ensued, with the property announced on the market at $600,000. Spirited bidding took the bid to $617,000, sufficient to cause the hammer to fall.
